8 Steps to a Successful Sale

Selling your home or investment property can often feel daunting, leading you to think, “Where do I begin?”

With VIKINGS there is no need to worry; we will take the strain, working closely with you every step of the way, stage by stage, ensuring that selling your home is as simple and pleasurable an experience as possible. We will keep you up-to-date with the progress of your sale, acting as your central point of contact between buyers, other estate agents and solicitors.

To help you get started we have shared below the key stages of the selling process together to assist you with your move in partnership with VIKINGS.

One of our experienced team will arrange a convenient time to visit your home (in line with current COVID-19 guidelines).  You can request a valuation online here.

We will carry out a professional valuation, record property details and create a floor plan. We will also provide you with an up-to-date market appraisal of how the local property market is performing, with honest advice of how best to present your property for marketing, dependent on your timeframe for selling.

At VIKINGS we have our very own team of tradesmen on hand to assist with any makeover maintenance you may need to help present your property to its maximum potential, prior to going onto the market for Sale.

Once we have agreed a valuation figure, we will revisit your property to take professional photographs ensuring your property is presented in the best possible way. Draft details of the property will be sent for your approval along with our Terms & Conditions for signing. Once approved, we are ready to market your property. If an Energy Performance Certificate (EPC) is required, we can arrange this on your behalf. For more information on EPC click here.

We are now ready to ‘go live’ with your property on the market. In addition to our traditional prominent high street office display and local advertising – and to ensure we reach the maximum number of potential buyers for your home – you will also benefit from more modern marketing methods.  These include the online property portals Rightmove and OntheMarket, as well as the VIKINGS social media outlets.

Once VIKINGS markets your property there will be a number of potential buyers wanting viewings.

We will arrange and accompany viewings where required to be on hand for support and negotiations when/if they arise.

Once offer(s) are received, we will begin negotiating on your behalf with the potential buyer(s) using the extensive experience and knowledge we have gained from successfully negotiating sales over the past four decades.  We always aim to obtain the best possible sale price for your home.

VIKINGS can provide legal conveyancing services through our partnered solicitors, Hayward Moon.  Alternatively, you can instruct a solicitor of your own choosing. 

VIKINGS will work closely with your solicitors throughout the legal process to provide transparency and real-time updates on the progress of your sale.

At VIKINGS we know communication is key.  We will keep you updated all the way through the process.  We will consult with solicitors and any other estate agents involved as to the progress of your sale.  We will also keep you informed of what timescale you will be looking to reach completion.  If there are issues that arise with your sale, we will manage them on your behalf. 

When the legal work is completed and the contracts signed, your solicitor will contact you to arrange a date for the exchange of contracts with you and your buyer.  A completion date will then be set to suit all parties.  On the day of completion, your solicitor will inform you when the transaction has taken place.

Once completion has been confirmed, the keys can then be handed to the new owner having successfully sold your home The Vikings Way.
